A small market with strong demand
Zug is a compact canton with limited space for new development. At the same time, it continues to attract new residents, companies and internationally mobile families.
In 2025, the canton recorded one of the lowest vacancy rates in Switzerland. According to cantonal statistics, only 261 homes were vacant and available for rent or purchase on the reference date of 1 June 2025, equal to a vacancy rate of just 0.42%. This underlines how little available housing there is in the canton at any given time.
For people relocating to Zug, this means the housing search should not be treated as a last-minute step. Well-located apartments and family homes can move quickly, particularly those close to international schools, public transport, the lake or popular residential areas.
The rental market is especially competitive
The rental market is one of the clearest examples of this pressure. In the second quarter of 2025, only 2.3% of homes in Zug were advertised for rent, compared with 3.7% across Switzerland. Available rental homes also moved quickly, with a median advertising period of just 15 days in summer 2025, compared with 23 days nationally.
Market data also suggests that rental apartments in Zug attract significantly more interest than the Swiss average. On average, almost 14 interested parties were recorded per advertised rental apartment, the highest level in Switzerland.
Rental prices have also continued to rise. In the second quarter of 2025, concluded rents in Zug were 4.5% higher than the previous year, compared with a national increase of 3.0%.
For relocating clients, however, published market averages should be treated as broad statistical references rather than practical budget expectations. Modern apartments, high-quality buildings, lake-adjacent properties and homes in the most sought-after locations can sit significantly above average figures, particularly in and around the city of Zug.
For newcomers, this does not mean Zug is impossible. It means the search needs to be realistic, well prepared and responsive.
Buying property in Zug is also challenging
The purchase market follows a similar pattern. Demand for owner-occupied housing remains higher than supply, and the number of available properties is limited.
In mid-2025, the advertised supply of owner-occupied apartments in Zug stood at only 1.6% of the housing stock, well below the Swiss average of 4.4%. Apartments that came onto the market were absorbed quickly, with a median advertising period of under 40 days — the fastest among Swiss cantons.
Prices have continued to reflect this shortage. Transaction prices for mid-market owner-occupied apartments in Zug rose by 7.0% between the second quarter of 2024 and the second quarter of 2025. In the city of Zug, the square metre price for a standard owner-occupied apartment has now moved above CHF 20,000.

For Zug specifically, recent local commentary continues to point in the same direction: high attractiveness, limited new construction and strong demand are expected to keep pressure on both rental and purchase markets. In practical terms, this means that people planning a move to Zug in 2026 should still expect competition for well-located homes.
Will the market become easier?
There are some signs of future relief. More rental apartments were approved between mid-2024 and mid-2025 than in a typical year, which may help ease pressure over time.
However, new projects take time to complete. In the short term, the market is expected to remain competitive, particularly for new and re-let apartments. For buyers, limited construction of owner-occupied housing means that availability is likely to remain constrained.
In other words, Zug is expected to remain a highly desirable but challenging market.
